The summer months are the best months to enjoy the beautiful sunshine and warm weather. As we enjoy doing our favorite activities during this wave of heat, we are increasing the use of our Air conditioning systems, sprinkler systems, pools and good old fashioned cool showers or tubby time for the kids to cool down a bit.  Anything to have fun but stay cool. Use These Tips to Keep Your Hot Water Heater From Bursting

Basement flooding can cause a major headache, especially if you use your basement as a storage area or an additional living space.

The first line of defense to protect your basement is to ensure that you’re completing preventative maintenance on your plumbing, heating, and sewage systems and on your hot water tank. Most often, we get calls for water in the basement due to a hot water heater burst.

There are three main reasons why your hot water heater burst:

1. Sediment Build-Up – This can cause overheating and deterioration. Sediment build up can be prevented by flushing and draining the tank. 
2. Rust Corroding the Tank – Over time, water can cause your tank to rust. Your water heater comes with an internal anode rod, which should be replaced once every two years and at least annually when the warranty on the heater has expired.
3. Too Much Internal Pressure – Pressure can build up in the tank when you set the water heater temp too high. Make sure you’re frequently testing your T&P valve at least twice a year to prevent accidents.

Trouble in your Basement!

Here at SERVPRO of Fall River we often receive calls from homeowners puzzled as to why there is a puddle in their basement; where did it came from?  Basement foundations are made of cement/concrete which is porous in nature. Even with a sound foundation water can seep into your basement. Heavy bursts of rain, or accumulation of rainwater over a few consecutive days, can quickly overwhelm the soil surrounding your homes foundation. Like a sponge, the ground's soil is only able to absorb so much precipitation before it finds somewhere else to go. Ground water will take the path of least resistance and unfortunately mixed with the added pressure will find least resistance through your foundation walls.

This happens more so if there are any structural weak points such as tie rod holes that were improperly patched or left open. A perfectly sound, average sized foundation will let in approximately 15 GALLONS of water PER DAY. Now imagine if there is a crack or the surrounding exterior soil was recently backfilled. These factors will lead water to/through your foundation walls faster.

Here we are at the height of Winter weather!  Very often we have ice accumulate on branches, electrical wires, and other structures.  If you need to go outside after ice has accumulated, pay attention to branches or wires that can collapse under the ice that has been accumulated.  Stay on guard because large chunks of ice can fall from roofs.

Never touch electrical wires.  A hanging wire can still be live with current and can electrocute you.  Keep in mind that ice, branches, and electrical wires can continue to fall several hours after the precipitation ends and even start underground fires.  

Remember that freezing rain, even in small quantities, can make roads very slippery.  It is a good idea to avoid driving during freezing rain and for several hours after the storm, to allow maintenance teams time to spread sand and salt on the icy roads.

The quick onset of an ice storm, coupled with the risk of a blizzard increased the possibility of extreme hypothermia.  If you have a farm, quickly shelter your animals and make sure to supply them with food.  Often, during an ice storm and immediately after, feed is temporarily inaccessible.  Animals’ reactions are similar during an ice storm and blizzards.

With a forecast threatening more freezing rain, and with a good deal of winter left to go, it's a good idea to prepare both your home and family for whatever may arise.

The following winter storm home-preparation suggestions may be helpful:

• Make sure flashlights and battery-powered radios are working, and keep extra batteries, candles, and matches on hand.
• Unplug sensitive appliances such as TV, VCR, computer, and microwave. If the power goes off, turn off all major electrical appliances.
• Keep refrigerator and freezer doors closed. If you lose power, frozen food will generally keep for 48 hours. Discard perishable food that has been at 40 degrees for more than two hours. Odor or appearance is not an indicator that food is safe. When in doubt, throw it out.
• If you use an emergency-heating source such as a wood stove, kerosene heater or fireplace, keep fuels away from the flames and ventilate properly. Never leave a fire unattended.
• If it seems likely that your home will be without heat for several days, drain your water pipes.

If you use a generator, read all the instructions that accompany it and be aware of the hazards that come with misuse. Use a qualified electrician to connect a generator to the house wiring. Never run a gasoline-powered generator in the house-the fumes are deadly.

Since there is no way to prevent nature's winter storms, being prepared is your best defense:

• Create a family disaster plan and practice it regularly.
• Learn and teach others in your family how to turn off electricity, gas, and water.
• Store extra blankets and warm clothes where you can find them easily. Layer winter clothing to trap body heat.
• Keep emergency telephone numbers with you.
• Have a first aid kit on hand.
• Stock up on drinking water and canned or dried foods. Be sure to include a non-electric can opener with your supplies.
• Have at least a week's supply of prescription medications on hand.
• Fill your car with gasoline.
• Have cash available.

Even when the winter storm is over, keep a disaster supply kit assembled and replace food, water, and other time-sensitive items twice a year. Water in the Laundry Room!! 

I rarely hear anyone say they love doing laundry but water in the laundry room is another headache that nobody needs.  

If the drain becomes blocked, this can lead to large amounts of flooding–quickly. ... If you think your drain is clogged, also check your drain filter. Your washing machine may drain directly into a sink with a drain filter.

Water damage can be sneaky, especially in places like your laundry room, where plumbing issues can build up over time with a small-but-constant drip, or create large damage all at once from a broken water supply line. If the flooding isn’t addressed quickly, then the stagnant water can lead to mold growth, structural damage, and unsalvageable damage to personal belongings. 

It’s a good idea to check the washing machine water supply lines to ensure they are clear and water can flow freely.  

The placement of your laundry machines makes a big difference in the prevention of water damage. Always place your washer away from the wall, as opposed to flush against it, to allow room for the supply lines in the back. If pressed up against a surface, the water supply lines might kink and cause water to back up and leak out. If you need to stack your machines, make sure to place the washing machine on the bottom. One of the most common and stressful, headache-inducing disasters home and business owners face is the one involving water damage. Even when there’s a fire, it’s the water used for putting the fire out that causes the most damage. 

That being said, one of the most common causes of water damage is when pipes burst. And can you guess what is the most common season for pipe bursts? If you guessed winter, then you guessed right!

In the summer months, the only thing that can keep us cool is the beloved air conditioner unit. 

While some homes are equipped with a central air system, most homes still rely on window units to keep the heat at bay. Installing these units can seem pretty straightforward. However, improper installation can lead to leaks and cause water damage that goes unnoticed well past the summer months eventually causing severe damage to your home.

If you find that your AC unit is leaking, here are some potential causes:

1. Condensate Drain Line

When this drain line is clogged with dust, dirt, or mold, it can back up into your home.

2. Drain pan

If your AC unit is old, the drain pan may be rusted and water may be dripping right through. Simply replacing the pan could solve this issue. 

3. Condensate Pump

If your AC unit is installed in the basement, check to make sure your condensate pump, the pump that pumps the water outside, is working properly. In some cases, you may need to repair or place the pump.

4. Air Filter

Cleaning your air filter regularly (every 1-3 months, depending on the season) will help ensure that the air filter doesn’t block the airflow over the evaporator coil. Cold temperatures can cause pipes to freeze. Many landlords are afraid they will get this call from a tenant during the winter months. There are, however, steps you can take to prevent this problem. Learn six tips to keep the pipes on your property from freezing.

The Facts About Frozen Pipes

Only A Cold Climate Problem?

This is not the case. Many mistakenly believe that frozen pipes are only an issue for those in typically cold climates.

However, the homes that are actually more vulnerable to frozen pipes are those in typically warmer climates because the pipes may not be properly insulated against such frigid temperatures.

Frozen Pipes Can Burst

Frozen pipes are a problem by themselves because they prevent water flow, but even worse, frozen pipes can eventually burst, causing damage and potential flooding. The good news is, there are six easy steps you can take to help prevent this problem from occurring when the temperatures drop.

Tip #1: Keep the Heat On

If you or your tenants are leaving for a period of time, make sure that the heat is kept on your property. It may be difficult to convince your tenants to leave their heat on when they are away, especially if they are responsible for paying their own utilities. You should inform them that the heat can help prevent pipes from freezing, and if pipes freeze and burst, it can cause a lot of water damage to the property and to their possessions.

The heat does not have to be kept as high as you normally would keep it if you were actually in the property, but keeping it set above 50 degrees Fahrenheit is a good idea. This should provide enough heat to keep the pipes warm and to prevent any water inside from freezing.

Tip #2: Allow Faucet to Drip

If you are afraid a pipe will freeze, you can allow the faucet to drip slightly.

Allowing the faucet to be open like this will relieve pressure in the system. If a pipe freezes, it is actually the pressure that is created between the blockage and the faucet that will cause the pipe to burst. Allowing the faucet to be open will prevent this pressure from building up and thus, keep the pipe from bursting.

Tip #3: Keep Interior Doors Open

Pipes are often located in cabinets. When the temperatures drop, it is a good idea to keep these cabinet doors open so that the heat from the rest of the house can keep the pipes warm as well. You should also keep all interior doors open so that the heat can flow throughout the home.

Tip #4: Seal Up Cracks and Holes

You should caulk any holes or cracks that exist near pipes. This should be done on both interior and exterior walls. Doing so can help keep the cold air out and the warm air in.

Tip #5: Apply Heating Tape

For pipes that are easily accessible, the electrical heating tape may be an option to keep them from freezing. This tape can be applied directly to the pipe.

There are two types of heating tape. One type of heating tape turns on and off by itself when it senses heat is needed. The other type of heating tape needs to be plugged in when heat is needed and unplugged when not in use.

Much like a space heater, these products can be dangerous, so you must follow the product’s direction and safety procedures exactly.

Tip #6: Add Extra Insulation

Pipes that are located in areas that do not have proper insulation, such as basements or attics, may need extra insulation to keep from freezing. Pipes in basements or attics are not the only ones that may not be properly insulated from the cold. If you have had a problem with pipes freezing anywhere in your home, extra insulation could be the cure.

Pipes can be fitted with foam rubber or fiberglass sleeves to help decrease the chances of freezing. This can be an easy solution for pipes that are exposed but can get expensive if walls, floors or ceilings have to be opened in order to properly insulate the pipe. Additional insulation can also be added to walls and ceilings to keep the pipes warm.

There are three main ways that ground water can enter your home, Basement seepage, water intrusion and sub pump failure. Excess ground water flooding is usually caused by abnormally large amounts of water not properly draining, which causes the groundwater to spread and intrude on a home.

Basement Seepage- Groundwater can commonly find its way into your basement by going through the cellar doors, improperly sealed windows, or cracks in the foundation. It is a good idea to check your basement for cracks, holes, improper sealants, or areas where it looks like water can get through.

Water Intrusion- Ground water can find its way into a home that is not properly sealed, or has cracks.

Sump Pump Failure- It is common to find a sump pump in homes that are located in high water table areas. Sump pumps are meant to keep the area under a home dry and to prevent it from flooding. The sump pump usually sits in a specially constructed pit where groundwater flows in through drains or naturally, and the sump pump will pump the groundwater out and away from the home. Occasionally, a sump pump does fail. Whether improper insulation, maintenance, defects, clogs, or a power failure, if a sump pump fails, groundwater could end up overflowing through the sump pump and flooding your basement.

Once it's soaked, both it and the underlying padding will potentially need replacing, which is an added expense that most homeowners would like to avoid. In the case of heavy flooding, whether it's from a natural disaster, broken appliance, burst pipe, or other water emergency, many people think that there's no chance their carpet can ever be saved.

We have provided some helpful information about the three types of water damage that can occur due to flooding and how each affects carpet and rugs. 

Clean Water 
 
If the flood damage in your home is caused by a burst pipe, malfunctioning appliance, or tub or sink that has overflowed, odds are it's a result of what's called clean water. Basically, this type of water is treated and contains no contaminants or waste and is the least risky to clean up. Gray Water

Here are some tips to help you prevent water damage.Doing a routine checkup around these places that have leak potential will prevent any long-term damage. It might be a hassle but it'll pay off in the long-run.

Stay on top of leaks

Inspect the following things regularly to ensure you're not missing a leak:

          -Refrigerators
          -Washing machines
          -Dishwashers
          -Toilets
          -Windows
          -Ice makers
          -Roofs/ceilings
          -Walls

Anything connected to a water line. Look for any discolored or brown spots under or around these areas. These are indicators for leakage. Also look for any cracked walls or loose shingles on the roof. These should be fixed quickly and are usually grounds for leaks and water damage to follow.

Clean gutters and downspouts frequently

Glutters are the contraptions on the outside of your home that carry the rainwater from your roof to the ground.

What are Ice Dams and what causes them?

What Causes Ice Dams

As heat rises from a home, it melts the accumulated snow on the roof. That melted snow travels down the roof in liquid form until it reaches the eave line and gutter, where it refreezes due to colder temps. This ice ridge continues to expand, blocking the flow of subsequent snow melt.

As water continues to melt higher up the roof, it collects behind the ice dam in the form of a puddle. Because that water sits over the warmer portion of the roof, it doesn’t freeze.

In order for ice dams to form, there needs to be roof snow buildup, home heat loss, and subfreezing temperatures. The more snow, the larger the heat loss, and the longer the subfreezing temperatures remain, the higher the likelihood that ice dams will materialize.

How to Prevent Ice Dams

Homeowners can’t control the weather, but they can do something about heat loss. Proper insulation and ventilation of the attic space is intended to keep the roof surface at or near outdoor temperatures.

Typical steps include insulating the attic floor and installing soffit, gable and/or ridge vents to expel heat. Folding attic stairways and recessed light fixtures also need to be insulated. All penetrations into the attic from the heated living space need to be addressed. 

 To facilitate sufficient cold air flow from soffit vent to ridge vent, baffles or tubes are installed between the ceiling insulation and the underside of the roof. This might involve opening up the ceiling.

Tip: You’ll save money with insulation. According to the U.S. Department of Energy, adding insulation to an unheated attic will have a greater impact on energy consumption than placing it anywhere else in the house. A properly insulated and ventilated attic not only reduces winter heating bills, it will trim summer cooling bills by expelling heat buildup. Proper attic insulation can save you 10% to 50% on your heating and cooling bills.

Deicing Alternatives

In theory, roof rakes, brooms, and other long-handled devices can be used to remove snow before it has a chance to melt. In practice, however, the scheme is difficult to pull off, considering that most homeowners can’t reach all areas of the roof.

Electrically-heated deicing cables, which install along eave lines to inhibit water freeze, are only moderately effective,  They also can shorten the life of roof shingles.

How to Remove Ice Dams

Homeowners suffering the effects of an ice dam — or those who fear a leak is imminent — can hire a roofing company to remove the ice buildup. Rather than employ hammers, chisels, and salt, which can damage the roof and gutters, technicians will steam away the ice and remove any remaining snow.

Tips On Preventing Pipe Bursting

Pipe bursting

The damages, expenses and the messes that can be caused from a water line that freezes and bursts are nothing that anyone wants to experience, and plumbing companies start dealing with the implications of cold weather as soon as the temperatures begin to drop. Many customers ask us, "Why did this happen?!"

The basic answer is that the water coming in to the house from outside is much colder than it was during the summer months. This colder water causes your pipes to contract and this contraction often causes leaks from areas of the pipe that had weakened over time.

There are no practical ways of heating up the temperature of the ground around your home, so stopping the contraction caused by the cold water is not something you can control. Our advice is to be mindful of your plumbing system as the temperatures change and check to see if you have any leaks.

While we can't stop the leaks caused by temperature drops, there are things you can do to prevent pipes from freezing and bursting. Here are some helpful hints. As always, feel free to contact us here at at

1. If it is extremely cold outside,keep one or two faucets running slowly at all times. Water moving through the system should prevent the line from freezing.

2. Often times, the pipes that freeze are located near an outside wall or a window, so be sure to direct warm air to any colder areas of your home. (Start in your basement and look for any pipes near the exterior of the home.)

3. If your kitchen sink is on an outside wall (it usually is), be sure to leave cabinet doors open to allow warm air into the cabinet. Your kitchen faucet is usually a good faucet to leave on during extremely cold weather.

4. Be sure to disconnect your hose from the outside faucet. If you leave your hose connected, water is not able to drain out of your hose bib and will likely freeze and break the device.

5. There is a product called heat tape that can be installed and will warm pipes as needed during cold weather. While you could do this yourself, you may want to consult with your plumber to learn some best practices.

6. Seal leaks that allow cold air into your home where pipes are located. Look for air leaks around electrical wiring, dryer vents, and pipes. Use caulk or insulation to keep the cold out. With severe cold, even a tiny opening can let in enough cold air to cause a pipe to freeze.

7.Prevent temperatures from dropping below 39 degrees in any areas of your home where water lines are located.

8. If you still have concerns about your system, call a licensed plumber and ask them to come to your home and advise you about how to prevent pipes from freezing.
